Council offers a variety of searches useful before buying a property or starting up a business to help inform your decision. These searches will help you understand any issues relevant to the property, for example, if the property floods or if the property is approved for use as a shop or office.
Note: Unitywater is the contact for all water and wastewater queries for a property where water and/or sewerage infrastructure is available.
Fees apply to all searches and can be found on the online form. Fees are non refundable, including where no records are found.

Property Enquiry
This search provides you with the owners name and address, legal description of property and land area details. Allow 5 business days for this search.
Rates Search
This search provides you with:
- Current registered owner and legal description of land
- The amount of half-yearly rates levied and details of payments where applicable
- The Department of Natural Resources and Mines rateable land valuation

Standard Property Search
This includes a Rates Search and property development information relating to the premises such as planning scheme details, effluent disposal requirements, building envelopes, special property development requirement notes and general advice on easements, flooding, water and sewer. This type of search is usually requested by solicitors, conveyancers, designers and building certifiers. Allow 10 business days for this search.

Backflow Records Search
This search provides list of backflow prevention devices located at property, their serial numbers, locations and last test date (backflow prevention devices require yearly maintenance testing)
Building Information Commercial
Provides a list of all Class 2 to 9 Buildings - Commercial, Industrial and/or Unit Accommodation, special structures. Results include information relating to building approval - description, certifier & final inspection details. Please note, no documents included.
Building Information Domestic
Provides a list of all Class 1 to 10 buildings, Dwelling/Sheds etc Results include information relating to building approval – description, certifier & final inspection details. Please note, no documents included
Building - Advanced Commercial
Covers all Class 2 to 9 buildings Commercial, Industrial and/or Unit Accommodation, special structures
Results include – commercial building information search & site inspection to confirm building works on-site, and an electronic copy of relevant building approval documentation e.g. Building plans, decision notice, inspection certificates.
Proof of ownership/owner’s consent is a mandatory requirement i.e. rates notes, sale of contact, written consent from body corporate.

Certificate of Classification
Class 2 to 9 buildings & Special Structures – copy of the certificate of classification relevant to a specific building approval. If a certificate does not exist, notification advising same will be issued.

Plumbing Advanced Commercial
This search includes a site inspection to verify all plumbing works approved on-site. Plumbing approval and final date records, outstanding notice details, backflow device details, as constructed drainage plans, including site inspection notes (Class 2 - 9).
Plumbing Advanced Domestic
This search includes a site inspection to verify all plumbing works approved on-site. Plumbing approval and final date records, outstanding notice details, backflow device details, as constructed drainage plans, including site inspection notes (Class 1 and 10)
Plumbing Compliance Certificate
Plumbing application compliance certificate details and retrieval.
Plumbing Inspection Certificate
Provides a copy of Inspection Compliance Certificate from Council Records.

Plumbing Domestic Sanitary Drainage Plan Retrieval
Domestic dwellings/structures As-Constructed drainage plan purchase or viewing. (Class 1 and 10)

Town Planning Full - Built & Vacant
This certificate will include the information in a limited and standard certificate plus a statement regarding the fulfilment or non-fulfilment of current development approvals and obligations under any agreements; details of any securities and required payments being received, and advice of any prosecutions or proceedings for a development offence. Allow 30 business days.
Town Planning Limited
This certificate will include a description of planning scheme provisions applying to the premises, a description of any designations and infrastructure charges recorded for the premises. Allow 5 business days.
Town Planning Standard
This certificate will include the information in a limited certificate plus copies of any current development approvals; any judgements or orders of the court; any agreement about conditions of development approval; infrastructure agreements applying to the land and a description; and any proposed planning scheme amendments. Allow 10 business days
For more details of substantial sites which have extensive development history a higher fee is payable. Examples include Noosa Civic, Hasting Street sites, Noosa village shopping centre etc. Please contact Council’s planning area for advice on this matter.

This is a customised planning search request for specific planning matters or jetties where you can ask for planning related information or ask a specific question such as:
- Inspection and confirmation that a jetty complies with Council’s requirements
- Information to accompany a Liquor Licensing application, including details of the approved use for the site, area and operating hours
- Information when purchasing a premises or leasing a tenancy, including advice on the approved uses for the site
- Advice on how to seek approval for a business
- Advice on making changes to an existing business or building, and outdoor dining areas
- Specific information relating to development approval, including copies of the approval and plans
- Specific advice on Infrastructure Charges that will apply to a proposed development, including credit arrangements and offsets for ‘trunk’ infrastructure provision
- A property owner wishing to confirm or who is unsure, if a property has existing rights for short-term accommodation - form required.

There are 2 types of flood searches that can be undertaken to understand more about flooding for a specific parcel of land:
Flood Search Certificate
This search will provide information in regard to whether the subject property is mapped by the flood hazard overlay, provide modelled flood levels, historical flood levels (if available) and minimum floor heights. Allow 10 business days for simple requests.
Advanced Flood Search Certificate
This search is more relevant to multiple lots or large scale developments and is a customised search request for specific site and the locality’s flood characteristics. This search may also include access to Council’s flood modelling data. This type of search is usually requested by developers and their associated consultants. Note: This search is not on-line, request in writing by letter or email (no form required)

Purchasers are provided with the option of a records only search or a full health search of food businesses, Environmentally Relevant Activities (ERAs), personal appearance services, or accommodation parks.
Consent from current licensee(s)/vendor is required before search information can be released to applicant.
Food Businesses: Searches may be completed for licensed food businesses only.
Declared Pest Plants Search
Property inspection - private property search for declared pest plants under the Land Protection Pest and Stock Route Management) Act 2002 - per property. Allow 10 business days.
Health - Muliple licences on premises
Includes records search, compliance inspection of business and written report. Allow 10 business days. Fast track option available.
Health - Records search on premises
Status of all licences/registrations on premises, copy of certificates, date of last inspection, copy of last inspection report or notice. Allow 10 business days. Fast track option available.

Self Help Service - no fees apply
You can now access stormwater mapping and search for information on a number of council assets, including the as-constructed stormwater and locations of stormwater assets within the region.
Stormwater Searches
You can obtain a copy of the As-Constructed information for council-owned infrastructure by completing the online As Constructed Search request and paying the fee. This fee is non-refundable. Please allow two business days from receipt of application. There is no difference to the self-help information.
Alternatively, contact Council's customer service centre for more information before making an application.
Please note: If your request is located within a gated community, the infrastructure is not captured as it is privately owned. Please refer to the body corporate of the property for more information.

This interactive online mapping service allows users to view a number of different options from property and land information services and infrastructure, planning zones, aerial photography and disaster management mapping.

Dial Before You Dig is the national referral service for information on underground infrastructure such as the location of any underground pipes & cables.
Contact DBYD when and where you plan to dig. They pass that information on to the underground utility owners and will respond directly to you with Council’s stormwater and telecommunication location information.
This service is available to anyone who is intending to begin underground digging work.

Council may need the phone number of the occupant or the agent holding the key. This is so council officers can arrange inspections of the property. When requesting a full on-site building search, an 'authority to enter' may be required.
